2021 City of Boulder Parking Garage Improvements

In 2021, the staircase replacement project will continue in the 11th and Spruce and 15th and Pearl parking garages.

DBP will be in close contact with the city and their partners in these projects to communicate the status and construction impacts with downtown businesses on an ongoing basis. Both garages WILL remain open to the public with various stall closures throughout the construction timeline.

11th and Spruce Parking Garage:

May 2021

The west stairwell is underway and is the final stairwell to be replaced for the Spruce location.  The elevator will remain open during construction.  From now through Monday, 5/24 contractor will be installing steel, treads and risers.  Noise levels will be low.  From Tuesday, 5/25 through Wednesday, 6/3 the steel will get painted.  Final clean up after will complete the stairwell.

 

March 15-26, 2021

North stairwell: reopens 3/11 (removal of fencing)
West Stairwell: closes 3/15 (install of fencing)

The north staircase replacement is complete and has just reopened. The west staircase is closed as of Friday, March 12.  Demolition of the steel begins tomorrow, Thursday, March 18 and will last for eight days, typically 7 a.m. to 3:30 p.m. work hours, and if there are no unforeseen delays, the demo work is expected to be complete on Monday, March 29. Noise levels will be high while demoing the concrete and steel due to the use of mini jackhammers and Sawzalls. On Tuesday, March 30, installation of the new steel will begin (low noise level) and will continue through April.

15th and Pearl Parking Garage:

April - May 2021

The north stairwell is underway and is the final stairwell to be replaced for the Pearl location.  The elevators will be shut down starting Monday, 4/26 through Tuesday, 5/4.  During this time, contractor will be finalizing the containment of the stairwell and High-Power Cleaning the existing steel.  Noise levels during the cleaning will be high. On Wednesday, 5/5 contractor will reopen the elevators and start painting the steel.

The painting is scheduled to run through Wednesday, 5/12.  Noise levels for painting is medium.  Once paint is complete install of steel, treads and risers will run through the third week in June.   Final touch up and cleaning the last week of June will complete the stairwell.  Noise levels for install of treads and risers and touch up is low. 

City of Boulder Parking Services will move back into their offices (on the third floor of the structure) on May 17, 2021.

March 15 - 30, 2021

West stairwell: reopens 3/15 (removal of fencing)
North stairwell: closes 3/17 (install of fencing)

The new west staircase on 15th Street will open this Friday, March 19.  On Thursday, March 18, the north (main) staircase will shut down for replacement and will be closed off through May. On Thursday and Friday, March 18 and 19, crews will install fencing and signage. On Monday, March 22, demolition of the north staircase begins, which will take eight days and because work is not performed on weekends, the demolition will run Monday through Friday, March 22-26 and then the following week, Monday through Wednesday, March 29-31 in daytime hours (typically 7 a.m. to 3:30 p.m. and assuming no unforeseen delays). Noise levels will be high while demoing the concrete and steel due to the use of mini jackhammers and Sawzalls. 

On Thursday, April 1, crews will inspect the stairwell with engineers and then install a roof to cover the stairs going down to the basement. Once the roof is installed, we will install scaffold and containment, which will be completed Monday, April 12. On Tuesday, April 13, we will start high-powered cleaning of the steel which will last for three days. Noise levels during this cleaning will be high. Please note: the elevators will be shut down during the high-powered cleaning, however, 12 ADA-accessible spots are being added on the street level of the parking garage and the Parking & Access Office has moved to street level on 16th Street, around the corner from the Organic Sandwich Company. After the cleaning is complete, installation of the new steel will begin, and the noise level during steel installation is low. (Periodic welding, hammer drilling (installation of nuts and bolts) and periodic hammering the steel into place with a rubber mallet.)

February 23, 2021 The main north staircase replacement project is scheduled to begin Feb. 23, 2021.  During the time that project is underway, the city’s Parking Services front office will be temporarily relocated around the corner to the 16th Street police annex location (street level). Most services can be completed online or via the phone, 303-413-7300.
